Construction activities are limited to Monday through Friday from 7:00 AM to 6:00 PM. An after hour or weekend variance can be requested from the Department of Buildings when special concerns must be considered. All variances are reviewed on a case by case basis.
The Department of Buildings (DOB) does not review electrical drawings. However, prior to starting work, a licensed electrical contractor must submit an application for a Certificate of Electrical inspection with the Bureau of Electrical Control.
Applications for proposed work to a building as identified on the Building Information System, (BIS) as a landmark must be filed and reviewed by the Landmarks Preservation Commission. The guarantee that proposed work will not affect the protected features of the building or neighborhood environment is the purpose of this commission. The building owner must submit for evaluation two sets of architectural plans and the accompanying application forms. The Department of Buildings cannot approve any applications for work on a designated landmark until the Landmarks Preservation Commission gives their approval and issues their permit.
Any space or room where 75 or more members of the public gather indoors or 200 people or more gather outdoors for any religious, recreational, educational, social or political purposes, or to consume food or beverages requires a Place of Assembly permit. For example: restaurants or conference rooms with more than 75 seats.
The Department of Buildings does not require or review electrical drawings. However, the licensed electrical contractor must submit an application for a “ Certificate of Electrical Inspection” with the Bureau of Electrical Control.
The removal, change, rearrangement or relocation of any parts of the building requires the necessary permits from the DOB as well as any construction that may affect loading or exit requirements. This includes light, heat, ventilation or elevator requirements, alterations, rearrangement, relocation or removal of any standpipe, sprinkler system, vent pipes, gas distribution systems or any other work that might affect the safety of the structure of the building including fire or health issues.
Public assembly buildings are those in which people gather for social or recreational activities, whether in private or non-private meeting halls.
